Is there an application process?
There is an application process. You can fill out an application online then print and mail or make arrangements to get to us. There is also a credit check, past rental verification and employment verification.

Do you accept pets?
Most of our properties do not accept pets and those that do have certain conditions. There is a pet fee. The amount will depend on the number, kind and size of pets. All pet-friendly communities will require a copy of your pet’s immunization records before acceptance of the pet.

What if I miss a scheduled appointment to view the unit?
While every effort is made to accommodate your schedule we still must re-arrange ours to accommodate you. Please arrive on time. Our policy is if you miss an appointment there's a 3-day wait (72 hours) before we can re-schedule. If something comes up on your end and you call us in time to prevent a wasted trip (usually 45 minutes to hour before) then no problem to re-schedule. It's rude and inconsiderate to make an appointment to meet someone then leave them waiting needlessly.
Even if you show up late it still may not work to view the unit if the shower has another appointment right after yours or a tight schedule. Keep in mind GPS units are not always accurate. Please check our aerial view with each property for an exact location to avoid going to the wrong location.

Do you do short term leases?
The majority of our leases are for a minimum of 12 months. On occasion we can also handle short term leases for those who are buying or building a home thru a Gatewood Realty agent. Generally, these are a 3 month minimum and it depends on availability and other factors.

Do you accept section 8?
At this time we do not accept Section 8.

I plan to move 30 days from now, would you be able to hold the unit if I put down the deposit?
Our policy is to process the applications in the order we receive them unless we're asked to wait (if application is to be processed other than immediately then the "wait until" date needs to be written on application). Once an application is approved you would need to sign the lease and pay the required deposit. The maximum we can wait before rent begins is 3 days. If you want longer than that then your application can be "approved/suspended," Then at a future time when you are ready to precede just call us and let us know you're ready to sign the lease without delay. There is no guarantee the unit will still be available but if it is you can rent it. There is no first right of refusal. We are under no obligation to notify you when we accept another application and if we're processing an application that one takes precedence.  It’s up to you to place yourself back in the process,

NOTE: We are unable to accept a deposit unless we have a written agreement specifying under what terms and circumstances we would keep it, you would loose it or have it applied to your lease.

Who do we make the rent payment check to?
Rent checks are always made payable to the owner. Not to the rental company or real estate company. Please check your lease for the owner’s name.

Do you sell homes or just rent property?
We work in conjunction with Gatewood Realty. The real estate agents handle real estate sales and are not involved with the rentals unless it’s their own or they are the property manager. Gatewood Realty is a full service real estate company that has various agents which specialize in the sale of real estate and can help you with any real estate need.

How do I rent an apartment from Frankfort Ky Rentals?
First contact the leasing office of the selected property. Then meet our Resident Qualification Standards for that property. Next submit an application for residency. The specific application is on line but must be submitted with application fee and not via the internet.

What types of leases do you offer?
The minimum term of our leases is 12-month lease.

How do you approve my application?
Applicant must meet all the Resident Qualification Standards for that particular property. Once an application has been submitted a credit and criminal background check is run on each applicant. TransUnion Rental Screening Solutions is used to implement this process. They will give us a credit score from TransUnion or Equifax based on your credit history, as well as any landlord-tenant court records. A minimum Fair Isaac credit score of 650 is required.

Why does my credit need to be checked?
In the same way that credit card companies extend credit to you, we are extending credit to you as well. Our “credit” comes in the form of the apartment you will be occupying provided by us. Studies have shown that those who are diligent in maintaining a good credit history, are also diligent in maintaining a well-kept home and paying rent on time. The reason we check your credit score is so that we may gauge our credit risk, as do other creditors.

Can I have a co-signer for the apartment?
No we do not accept co-signers. Each resident must be credit worthy and capable of meeting the rental payments.

How do I know for sure that I will get the next available apartment?
After the application has been processed and approved, an applicant may place a Good-Faith Deposit (in the form of a cashier’s check or money order) with the leasing office. The approved applicant will then be entitled to the next available apartment. The Good-Faith Deposit will be applied to either your traditional security deposit or your rent, beginning the day you take possession of your apartment.

How much is the application fee and how do I pay it?
The application fee is $22 per adult for the cost of the credit report. All application fees and deposits must to be in the form of a money order, cashier’s check or personal check on local bank. The application will be declined if the check is returned for insufficient funds.

I placed a good faith deposit down for a rental unit, but now I’m unable to move. Do I get my Good Faith Deposit back?
The Good Faith Deposit is fully refundable if the application is canceled in writing within the first 72 hours of having been submitted. If 72 hours have lapsed, then the Good Faith Deposit will be forfeited.

What is a Reservation Fee?
A Reservation Fee reserves a particular apartment and is non-refundable. At the time of move in, the reservation fee will be applied toward your security deposit or your first month’s rent. The reservation fee is typically one-half month's rent.

What is included with my rent?
Most of our properties the tenant is responsible for all utilities. Those that have water and sewer provided will add $20 per month for each additional occupant. Trash collection is typically included with the rent. For those occupants that require larger trash cans the City of Frankfort charges an additional $5 per month. Each resident is obligated to follow the City of Frankfort’s regulations regarding collection such as placement, contents, and removal of cans and trash.

When is my rent due?
Rent and all other charges are due in full on the first day of each month, and are late after the fifth of the month.

What are acceptable forms of payment for rent?
Rent paid on the first and before the sixth, you may choose to pay with personal check, cashier’s check or money order. If your rent is late (after the 5th), we only accept cashier’s check or money order. *Cash is never accepted for rent.

Can I pay with my credit card?
At this time we are only able to accept personal check, cashier’s check or money order for rent payments at most of our communities.

What if I break my lease?
Your lease is a legal and binding contract, between the resident and the owner. If a lease is broken, the security deposit (if applicable) will be forfeited, and the resident must pay an early termination fee. You are also required to give a 30-or 60-day notice (check your lease), or to give a notice less than that required will result in an insufficient notice fee, which is also equal to one month’s rent. Check with the leasing office for more details, or special circumstances.

Do you replace light bulbs and air filters?
You are responsible for changing the light bulbs and air filters after you take position of the apartment. However, we will provide the air filters and any fluorescent bulbs needed. Also, at least twice a year we perform a preventative maintenance inspection on your apartment, and during that time will check and change your filter.

After my first lease term, will my rent increase?
Frankfort Ky Rentals & Gatewood Rentals strives to keep our rental rates at a very competitive level. Unfortunately, due to changes in the housing market, it may be necessary to marginally increase rental rates. However, we try to keep any increases to a minimum.

I’m interested in getting a roommate. Is there anything the roommate will need to do before they move in with me?
A prospective roommate must also complete an application and meet our resident qualification standards. Knowing at all times who resides in our community is extremely important in case of emergencies.

After the initial 12-month term of my lease expires do I need to sign another lease?
No because the lease automatically goes into a month to month status for as long as you would like to continue living there.

If I move at the end of my lease do I still need to give a 30-day notice?
Yes, the purpose of the notice is to give sufficient notice to the landlord in order to anticipate a vacant unit and minimize vacancies.
